COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The parking calculation calls out the new units as less than 400 sqft studios, however they are shown as greater that 400 sqft one-bedroom units on the floor plans.
3. Provide the dimensions of the parking spaces
4. Provide the PAAL dimensions, a 24' PAAL will be required.
5. Provide a back-up spur on the south of the parking lot.
6. Provide wheel stops on parking spaces.
7. A parallel parking space must be eight feet wide and 23 feet in length, except as follows. A parallel parking space can be reduced to 18 feet in length if the space is located immediately adjacent to a driveway , access lane , PAAL , alley , or street intersection and the parking space is designed to provide maneuvering area on at least one end.
8. Impact fees will apply for any new units.
9. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
