1. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience.

2. The 8-inch water main in Simpson Street is largely constructed of cast iron pipe installed in 1907. Tucson Water does not recommend any new service connections be made to this pipe. Tucson Water recommends all new service connections necessary for this proposed development be made to the existing 6-inch PVC water main on the west side of Main Avenue.

3. Care will need to be taken during construction not to disturb the existing 36-inch concrete cylinder reclaimed water pipe on the east side of Main Avenue right of way.

The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

01/13/2022 FRANK PODGORSKI HPZ ADVISORY BOARD HPZ ADVISORY BOARD DATE Reqs Change The proposed site at 447 S Main is located within the Barrio Historico Historic Preservation Zone. Any work within this zone requires review and approval by the Barrio Historico Historic Zone Advisory Board and the Tucson Pima County Historical Commission Plans Review Subcommittee.

Historic staff has concerns about the proposed design. There is no platform parking existing in the district. Additionally, the design of the proposed new construction is not compatible with the existing designs found in Barrio Historico. The Barrio Historico Design Guidelines should be reviewed and cues should be taken from surrounding contributing properties within the Development Zone for the design.

Additionally, the height of the proposed new construction will need to match contributing properties within the Development Zone. The height of the Carrillo School will need to be established to compare with the proposed height.

An approved water supply capable of supplying the required fire flow for the protection shall be provided to premises on which facilities, buildings or portions of buildings are hereafter constructed or moved into or within the jurisdiction.
507.3 Fire Flow.
Fire-flow requirements for buildings or portions of buildings and facilities shall be in accordance with Appendix B of the IFC.

Aerial Fire Apparatus Access Roads
D105.1 Where required.
Where the vertical distance between the grade plane and the highest roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be provided.

D105.2 Width.
Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof.

D105.3 Proximity to building.
One or more of the required access routes meeting this condition shall be located not less than 15 feet and not greater than 30 feet from the building, and shall be positioned parallel to one entire side of the building. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official.

903.2.8 Group R.
An automatic sprinkler system installed in accordance with Section 903.3 shall be provided throughout all buildings with a Group R fire area.

A fire alarm system will be required.
