Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The portion of the site that is zoned C-1 requires approval by the Zoning Examiner Special Exception Procedure (Section 3.4.4) to permit Distribution Systems and is subject to use specific standards 4.9.11.A.1, .5, & .9, and 4.9.13.O (Table 4.8-4). The portion of the site that is zoned C-2 permits Distribution Systems subject to use specific standards 4.9.11.A.1, .5, and .9 (Table 4.8-4). 4.9.11.A.1 - "The setback of the facility, including walls or equipment, shall be 20 feet from any adjacent residential zone." 4.9.11.A.5 - "The use shall not have any service or storage yards" 4.9.11.A.9 - "The use shall be located wholly within an enclosed building or within an area enclosed on all sides with a masonry wall or compact evergreen hedge, not less than six feet, not more than ten feet, in height." 3. A lot combination processed by the Pima County Assessor's is required. The application can be found at https://www.asr.pima.gov/Downloads/Forms/ComboRequest.pdf 4. Clarify if the proposed development is occurring in the right of way. Per the Subdivision Plat (Book 3, Page 80) it appears that the portion of the site, called out as parcel number 111070080 on the proposed site plan, is right of way. If the proposal will be in the right of way, the Department of Transportation and Mobility will be a reviewer for this proposal. 5.This site would be considered Developing Area for determining street perimeter yard setbacks. Within Developing Areas with average daily traffic (ADT) of 1,000 or greater, the minimum street perimeter yard setback requirement along Grant Road is the greater of 21 feet or the height of the proposed exterior wall adjacent to Grant Road, measured from the back of the existing curb or future curb. Within Developing Areas with ADT between 140 and 1,000, the minimum street perimeter setback requirement along Sparkman Boulevard is the greater of 21 feet or the height of the proposed wall adjacent to Sparkman Boulevard, measured from the outside edge of the nearest adjacent travel lane. 6. The vehicular parking ratio for the Utilities Use Group is one (1) space per 500 square feet of gross floor area (GFA) with a minimum of 2 spaces per facility (Table 7.4.4-1). 7. Per the Technical Standards Manual 7-01.3.3.B.2 No pedestrian circulation path is required provided adequate pedestrian refuge areas are provided. 8.
