7.6 Landscaping and Screening
The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.
• Please include reference to landscape plans along Wilmot, as there is no existing landscape in this area yet. Provide reference to the tentative plat and paving plans as well.
• Trees (1per 4 parking spaces) need to be incorporated into the parking area to provide shade onto the asphalt.

7.7. Native Plant Preservation
The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survived.

An approved Native Plant Preservation Plan Sections 7.7.4 is required or a request for an exception from the Native Plant Preservation requirements in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 is required prior to Grading Plan approval. All salvaged and mitigation plants are required to be planted on site.

Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening
Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design.

1. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience.

2. If on-site fire hydrants are required, they will need to be public fire hydrants connected to public water mains and the owner/developer of the project will need to construct any new public water mains necessary to serve the on-site fire hydrants. All new on-site public water mains will need to be centered within public water easements that are a minimum of 15-foot wide.

3. Tucson Water's normal Water Master Plan, and Water Design Plan requirements will apply to the design of any new public water mains.
