Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. • The entire site would have to brought up to current UDC requirements. • Minimum 10’ street landscape border is required along Old Vail and Rita Roads. 7.7. Native Plant Preservation The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survived. An approved Native Plant Preservation Plan Sections 7.7.4 is required or a request for an exception from the Native Plant Preservation requirements in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 is required prior to Grading Plan approval. • If the set-aside method is used, only inventory and salvage of saguaros is required. Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening. There are not any exceptions to the dimensional standards and there are two use specific standards for this use the C-2 zone: a. The facility's exterior facade visible from adjoining residential properties or street frontage shall be earth tone in color and of masonry, stucco, or similar materials. 4. If a lot-combo is not proposed the new development must either: a. Function completely independent of the existing development (no shared entrances, etc.), or b. Function interdependently with the existing development. Both the existing and new development will be considered one site for the purpose of expansion calculations.
