T21PRE0241 ADDRESS/PARCEL: 5225 E Speedway Blvd ZONING: C-2 7.6 Landscaping and Screening The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. • 10’ street landscape border is required along Speedway Blvd and Magnolia Ave • 10’ interior landscape border is required adjacent to residential uses, except as provided in UDC 7.6.4.c.2. Placing trees along the edge of a parking area or at the ends of parking rows does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. 7.7. Native Plant Preservation The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survived. An approved Native Plant Preservation Plan Sections 7.7.4 is required or a request for an exception from the Native Plant Preservation requirements in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 is required prior to Grading Plan approval. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience. 2. This parcel is currently served by: a. A 5/8-inch water meter connected to a ¾-inch water service line connected to the existing 4-inch cement asbestos water main in the alley to the north. b. A 4-inch fire service line connected to the existing 4-inch cement asbestos's water in the alley to the north. c. A 1½-inch water meter connected to a 1½-inch water service line connected to the existing 12-inch cement asbestos water main on the north side of Speedway Blvd. " If the existing 1½-inch water meter and water service line connected to the existing 12-inch water main are too small to supply the proposed car wash's needs, please contact Tucson Water's New Services Section by sending an e-mail to TW_COMMON@tucsonaz.gov to discuss options. Any larger connection will need to the existing 12-inch water main. 3. If the proposed car wash is to be served by an on-site fire suppression sprinkler system, the adequacy of the existing 4-inch water main in the alley to the north will need to be evaluated by Tucson Water via hydraulic modeling.
