FIRE HYDRANTS
507.5.1 Where required.
Where a portion of the facility or building hereafter constructed or moved into or within the jurisdiction is more than 400 feet from a hydrant on a fire apparatus access road, as measured by an approved route around the exterior of the facility or building, on-site fire hydrants and mains shall be provided where required by the fire code official.

Exceptions:
1. For Group R-3 and Group U occupancies, the distance requirement shall be 600 ft.
2. For buildings equipped throughout with an approved automatic sprinkler system installed in accordance with Section 903.3.1.1 or 903.3.1.2, the distance requirement shall be 600 feet.

7.7. Native Plant Preservation
The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survived.

An approved Native Plant Preservation Plan Sections 7.7.4 is required or a request for an exception from the Native Plant Preservation requirements in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 is required prior to Grading Plan approval.

Water harvesting - Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with rainwater harvesting design.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-07 - Minor Subdivision.
2. The proposed lot lines meet the minimum lot size standards in the R-2 zone. Two units per lot are allowable.
3. If there are remaining structures to be demolished, architectural documentation may be required, as some of the structures are likely greater than 50 years old.
4. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met.
5. Depending on the bedroom count for each lot, parking may be required.
6. Ensure there is ample room to meet setback and height restrictions in the R-2 zone.

1. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience.

2. The owner/developer will need to construct a on-site public water main within the 24-foot ingress/egress access easement shown on the tentative plat to serve these new lots. The new public water main will need to be connected to both the existing 8-inch water main in the alley to the north and the existing 6-inch water main in Navajo Rd, or the applicant will need to obtain a waiver of the requirement to loop new public water mains within Section 8-06.4.2.A of Tucson Water's Design Manual.

3. Each of the new lots will need to have its own water service line and water meter.

4. The 24-foot ingress/egress access easement shown on the tentative plat must also be dedicated to all public utility companies as a public utility easement.

5. Tucson Water's normal requirements for a Water Master Plan and a Water Design plan will apply, if the new on-site public water main cannot be constructed under Tucson Water's JOC process.

6. You may contact Tucson Water's New Services Section about the possibility of constructing the new on-site water main via Tucson Water's JOC process by sending an e-mail message to TW_COMMON@tucsonaz.gov .

12/09/2021 SBLOOD1 ENGINEERING REVIEW Completed 1. For the final plat the ingress/egress easement needs to include utilities and the outlines of the residential structures shouldn't be visible.
2. The Tentative plat also needs to include utilities in the ingress/egress easement.
3. The 24' wide easement for access isn't sufficient. With more than 2 lots being accessed the easement will need to be developed as a street or PAAL with a minimum 20' lane and sidewalk. Per UDC article 7.8.3.C and UDC article 7.4.6.F.2.b
4. Show how the solid waste collection/vehicle maneuverability will work with the proposed development.
5. Grading and drainage will need to be included along with a drainage report showing no adverse impact to the existing floodplain.
