11/12/2021 SBEASLE1 TUCSON WATER NEW AREA DEVELOPMENT REVIEW Completed (This can be viewed as a PDF. See the "Documents" section of PRO: "Tucson Water, presubmittal review comments")

200 - 230 pm - T21PRE0229 - 4918 E BROADWAY BL - Site 7-unit townhomes

1. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience.

2. There is an existing 12" cement asbestos water main on the south side of Broadway Blvd (PN 018-1960) that can serve this development. The water pressure in this water main is estimated to be in the 60 - 67 psi range. A connection to the existing 4" cement asbestos water main in the alley to the south (FN 602) will probably not be allowed due to its age and condition.

3. After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the fire flow requirements have been established by the local fire authority, please contact Tucson Water's New Services section by sending an e-mail to After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the fire flow requirements have been established by the local fire authority, please contact Tucson Water's New Services section by sending an e-mail to TW_COMMON@tucsonaz.gov to discuss:
a. Potential points of connection to Tucson Water's existing water distribution system. Please note that hydraulic modeling may need to be performed to verify which potential points of connection have the capacity necessary to serve the proposed development. If so, it can be arranged through Tucson Water's New Services section.
b. The number of water service lines, water meters, and meter sizes, necessary to serve this development.
c. The advantages and disadvantages of installing the necessary water meters via Tucson Water's Job Order Contract (JOC) process.

4. The above comments are based on the limited preliminary information provided by the applicant and should not be construed as a complete review of the proposal. Any questions, comments or concerns about these comments may be directed to:
