Development must comply with the Administrative Manual Section 2-07 - Minor Subdivision. Provide residential plot plans for each site along with the minor subdivision application. Building permits and minor subdivision can be submitted concurrently; however, the building plans will not be approved until the minor subdivision has been approved. 2. Single family residential is a permitted use in HC-3 and HO-3. 3. The site is within a Historic Preservation overlay zone (HPZ); therefore, review and approval from the Historic Preservation Office is required. The following dimensional standards relate to the underlying zoning and may be differ from the requirements of the Historic Preservation overlay zone. Contact Jodie Brown for more information (Jodie.Brown@tucsonaz.gov). 3.a. There is no minimum lot size for C-3; the minimum lot size for O-3 is 5,000 square feet (UDC 6.3.4). 3.b. The maximum permitted height for C-3 is 75'; the maximum permitted height for O-3 is 25' (UDC 6.3.4). 3.c. The minimum perimeter yard setback residential uses adjacent to non-residential zones in C-3 is 0'; the minimum perimeter yard setback for O-3 is the greater of 10' or 3/4 the height of the proposed building wall height. Based on the 14'9' wall height the SFR models within the O-3 zone, the minimum perimeter yard setback should be 11' from the structure to the property line. 4. The parking ratio is 2.25 parking spaces per single family dwelling unit. If the guest houses meet the criteria to qualify as an Accessory Dwelling Unit (ADU), only 1 parking space is required per guest house. See ADU standards in UDC 6.6.3.B. 5.
