The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

The 25% expansion calculation is important as no landscape would be required if the expansion is 25% or less. If it greater than 25% expansion, the whole site would have to be brought up to the current code.

Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening

1) Depending on the 25% expansion threshold is triggered full site compliance would be required. The majority of the ROW looks to be designed to current standards however at several entrances curb and sidewalk have been damaged. Damaged or out of compliance sections will need to be replaced. Please look at modifying the radius or making other changes to the driveways to afford better ingress/egress for the vehicles using the site. This would mitigate future issues

4. Pedestrian connection will be required to all adjacent ROWs and to all public access areas. You may just connect to the existing development if it connect to the ROW.
5. If this is an expansion of 25% or more the whole site will need to meet full code compliance.
6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
