COMMENTS:
1. Development must comply with the Administrative Manual Section Section 2-07.0.0: Final Plat, Block Plat, Minor Subdivision, and Condominium Plat Applications.
2. Lots may be split into three parts with a simple lot split if the parcel is not part of an existing subdivision or has been previously split. Provide evidence if this lot has not been previously split.
3. If the parcel does not qualify for the lot split process, submittal of a Block Plat application will be required. (Sites with floodplain that are proposing 10 lot or less must go through the Block Plat process, not the Minor Subdivision process). Block Plats proposing 10 or fewer lots to not require a Tentative Plat.
4. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Minor Subdivision review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
