1. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience.

2. Tucson Water's existing water mains do not extend to this parcel.

3. An off-site 8" public water main is currently being designed by Bowman Consulting Group, Ltd. (480-629-8830) for a proposed Whataburger restaurant on the parcel to the east (APN 140390420). This proposed public water main will be located within the existing access easement recorded at Docket 11301, Page 1 in the Pima County recorder's office, and it will bring water to a point approximately 7.5' outside the northeast corner of this triangle shaped property.

4. Building B and/or Building C of this project would need to be reconfigured to extend that proposed public water main onto the property to serve any on-site fire hydrants and/or fire suppression sprinkler systems.

5. If the current building layout cannot be revised to access the proposed water main, the owner/developer of this project may need to construct an off-site public water main to reach the existing 16" cement asbestos water main in Valencia Road. Note: If the fire flow required for this project by the Tucson Fire Department is large, the owner /developer may have to construct a loop of new public water mains to supply the necessary fire flow.

6. After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the fire flow requirements have been established by the local fire authority, please contact Tucson Water's New Services section by sending an e-mail to TW_COMMON@tucsonaz.gov to discuss:
a. Potential points of connection to Tucson Water's existing water distribution system. Please note that hydraulic modeling may need to be performed to verify which potential points of connection have the capacity necessary to serve the proposed development. If so, this will be arranged by Tucson Water's New Services section.
b. The number of water service lines, water meters, and meter sizes, necessary to serve this development.
c. The advantages and disadvantages of installing the necessary water meters via Tucson Water's Job Order Contract (JOC) process.

An approved water supply capable of supplying the required fire flow for the protection shall be provided to premises on which facilities, buildings or portions of buildings are hereafter constructed or moved into or within the jurisdiction.

507.3 Fire Flow.
Fire-flow requirements for buildings or portions of buildings and facilities shall be in accordance with Appendix B of the IFC.

FIRE HYDRANTS
507.5.1 Where required.
Where a portion of the facility or building hereafter constructed or moved into or within the jurisdiction is more than 400 feet from a hydrant on a fire apparatus access road, as measured by an approved route around the exterior of the facility or building, on-site fire hydrants and mains shall be provided where required by the fire code official.

Exceptions:
For Group R-3 and Group U occupancies, the distance requirement shall be 600 ft.
For buildings equipped throughout with an approved automatic sprinkler system installed in accordance with Section 903.3.1.1 or 903.3.1.2, the distance requirement shall be 600 feet.

Aerial Fire Apparatus Access Roads
D105.1 Where required.
Where the vertical distance between the grade plane and the highest roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be provided.

D105.2 Width.
Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof.

D105.3 Proximity to building.
One or more of the required access routes meeting this condition shall be located not less than 15 feet and not greater than 30 feet from the building, and shall be positioned parallel to one entire side of the building. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official.

The buildings over 12,000 sq ft will require an automatic sprinkler system and a fire alarm system.

1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The site is zoned C-2 and personal storage is a permitted use, subject to use specific standards 4.9.10.C.3 & .6 (UDC, 4.8.6)
a. Per UDC 4.9.10.C.3, all walls, or doors visible from adjacent streets and residential properties shall be surfaced with a non-reflective material.
b. Per UDC 4.9.10.C.6, the facility's exterior façade visible from adjoining residential properties or street frontage shall be earth ton in color and of masonry, stucco, or similar materials.
3. There is no setback requirement for the perimeter yards for non-residential use adjacent to non-residential zones (UDC, 6.3.4).
4. The setback requirement for the street perimeter yard is the greater of 21' or the height of the adjacent wall measured from the back of the existing or future curb (UDC, 6.4.5).
5. The parking ratio for personal storage is 0 required for storage units, if storage units have direct vehicular access, and a minimum of 2 spaces for any associated office. 1 space per 4,000 square feet of gross floor area, if storage units do not have direct vehicular access and a minimum of 2 spaces for any associated office (UDC, 7.4.4)
6. Two-way access lanes or PAAL within a Storage Use development shall have a minimum width of 30' (UDC, 7.4.6).
7. Demonstrate compliance with UDC 7.4.6.F.2.b - Access lanes and PAALs must be setback at least two feet from a wall, screen, or other obstruction over six inches. The additional area is necessary to provide clearance for fire, sanitation, and delivery vehicles.
8. Personal storage use requires 2 short-term bicycle parking spaces located within 50' of public entrance (UDC, 7.4.8).
9. Demonstrate compliance with UDC, 7.5.5, required loading areas for the portion of gross floor area of personal storage use without direct vehicular access.
10. Provide an ADA compliant, pedestrian circulation path that is a minimum of 4' wide, connecting all areas of development as well as to any adjacent street frontage - connect to the parcel to the north (5000 E Valencia Rd) then to Valencia Road (TSM, 7-01.4.0).
