1. Development must comply with the Administrative Manual Section 2-06-Development Package.
2. The provided address on the application, 5050 E Valencia, is not correct.
3. The proposed project is in planning area A. General Merchandise Sales is a permitted use.
4. Refer to page 47 of the PAD regarding shared parking. Parking stall counts shall be calculated across the Valencia Crossing as a whole. Each permitted building must provide at least 80% of their required parking from the UDC. The parking count on the sample site plan is sufficient.
5. Short term bicycle parking is required at 1 space per 5,000 sq ft. GFA; Long term bicycle parking is calculated at 1 space per 12,000 sq ft. GFA with a 2-space minimum. According to the PAD (pg. 47), short term parking shall be within 75' of a public entrance. Long-term spaces may be substituted for short term on a two for one basis up to a maximum of 50 percent of the required short-term spaces.
6. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met.
