1. Tucson Water's New Area Development Unit offers the following comments for your convenience.

2. As shown, Lots 1 & 2 do not have legal access to a water main that may tapped to serve these lots, and that is unacceptable. While these two lots do front a 42" concrete cylinder water transmission main located on the north side of Valencia Road, this transmission main may not be tapped to serve these lots.

3. Two acceptable options for providing Lots 1 & 2 with legal access to domestic and fire protection water are:
a. Dedicating a new public water easement with a minimum width of at least 15' on the north side of Lot 3, adjacent to APN 13824101N and Lots 1 & 2, or
b. Reconfiguring Lots 1 & 2 as flag lots with a minimum of 15' of frontage on either Midvale Park Road or Commerce Court.

4. There are other acceptable options, but they require obtaining off-site public water easements.

2. The project meets the criteria for a block plat as found in 8.4.1 if the Unified Development Code
3. Submittal Timing: Standard 20 working day review times apply. Once approved, the mylar is delivered to staff. Upon delivery, staff will review, sign, and process the mylar; expect one week for processing time. Upon staff processing, delivery of mylar to Mayor and Council must be 25 calendar days before the meeting date.
4. There appears to be shared access with the parcel to the West on Valencia.
5. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. Please show access street access to lot 2.
