Aerial Fire Apparatus Access Roads
D105.1 Where required.
Where the vertical distance between the grade plane and the highest roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be provided.

D105.2 Width.
Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof.

D105.3 Proximity to building.
One or more of the required access routes meeting this condition shall be located not less than 15 feet and not greater than 30 feet from the building, and shall be positioned parallel to one entire side of the building. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official.

The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

" A 10' street landscape buffer is required along Stone Ave and Ash Ave
" The parking area will require 1 tree for every 4 parking space to be planted adjacent or within the parking area to maximize shade to mitigate the heat island effect.
" The parking area will require a 5' screen adjacent to Ash Ave.

7.7. Native Plant Preservation
An approved Native Plant Preservation Plan Sections 7.7.4 is required or a request for an exception from the Native Plant Preservation requirements in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 is required prior to Grading Plan approval.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. This site is in the Infill Incentive District and may be able to get some relief on some zoning requirements.
3. Stone Ave. is proposed to be widened to 120' and is currently at 80', 20' will be taken from each side of the road.
4. This site is on a major street and route and requires a setback of 21' from the back of the future curb location.
5. A Back-up Spur will be required on the eastern side of the parking lot.
6. Where parking spaces are proposed to be 15'-6", clearance of 2'-6" will be required on any adjacent sidewalk.
7. Pedestrian circulation is required to all adjacent right of ways.
8. N Ash Ave. does not appear to be a named alley, if it is not a named alley it will not be able to be used for primary access.
9. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
