Fire-flow requirements for buildings or portions of buildings and facilities shall be in accordance with Appendix B of the IFC. D104.1 Building exceeding three stories or 30 feet in height. Buildings or facilities exceeding 30 feet or three stories in height shall have not fewer than two means of fire apparatus access for each structure. D104.3 Remoteness. Where two fire apparatus access roads are required, they shall be placed a distance apart equal to not less than one half of the length of the maximum overall diagonal dimension of the lot or area to be served, measured in a straight line between accesses. Aerial Fire Apparatus Access Roads D105.1 Where required. Where the vertical distance between the grade plane and the highest roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be provided. D105.2 Width. Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof. D105.3 Proximity to building. One or more of the required access routes meeting this condition shall be located not less than 15 feet and not greater than 30 feet from the building, and shall be positioned parallel to one entire side of the building. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official. An automatic fire sprinkler system will be required. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10. A 10’ street landscape border will be required along S Headley Rd. Some of the existing plants can be counted towards the street border requirements if they are healthy enough. The parking area will require 1 tree per 4 parking spaces. Information on the development package submittal requirements can be found at https://www.tucsonaz.gov/files/pdsd/forms/Submittal_Requirements.pdf Once the development package is approved then zoning can approved the commercial building plans. 2.COMMENT: The site is comprised of two parcels. Zoning cannot approve the plans if structures are encroaching on existing property lines. A lot combination may be required. 3.COMMENT: Clarify if both structures will be used for personal storage or only if building A is being used as personal storage. Parking calculations will be altered based on the Gross Floor Area used for personal storage.
