Parking areas will required 1 tree/4 parking spaces. 7.7. Native Plant Preservation An approved Native Plant Preservation Plan Sections 7.7.4 is required or a request for an exception from the Native Plant Preservation requirements in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience. 2. There is an existing 6" cement asbestos water main in the Nogales Highway. The water pressure in this water main can be expected to range from 78 to 85 psi. 3. After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the fire flow requirements have been established by the local fire authority, please contact Tucson Water's New Services section by sending an e-mail to TW_COMMON@tucsonaz.gov to discuss: a. Potential points of connection to Tucson Water's existing water distribution system. Please note that hydraulic modeling may need to be performed to verify which potential points of connection have the capacity necessary to serve the proposed development. b. The number of water service lines, water meters, and meter sizes, necessary to serve this development. c. The advantages and disadvantages of installing the necessary water meters via Tucson Water's Job Order Contract (JOC) process. 4. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The parcels must be combined before the approval of the Development Package. 3. The proposed use is Multifamily. Multifamily Development is permitted in the 0-3, and C-2 zones without use-specific standards. 4. Nogales Highway is a Major Street. All major streets have developing area setbacks. In this case the front setback will be 21' or the Height of the proposed exterior building wall, measured from the back of the existing or future curb location. 5. The height limit for a non-residential use is 40' in the small part of 0-3 zoning on the lots. The setbacks in the 0-3 zone are 10 or ¾ the height of the building, whichever is greater. Refer to 1.4.2.E regarding encroachment in multi-zoned parcels. In areas with split zoning, a DDO can be applied for to reduce setbacks. The proposed 36' height in the small portion of the R-2 zone is not allowable. 6. Parking is insufficient. Refer to 7.4.5.A.4 for more information about an individual parking plan. 7. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. Pedestrian access along the street is required. Show complete pedestrian circulation for the site. 8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official.
