Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience. 2. A Master Water Plan for TAC 2 A was prepared by VLMK and approved by Tucson Water in June 2021 which shows the closest water mains. This Master Water Plan will need to be revised to show the second building and how water will be supplied to it. 3. If new on-site fire hydrants are required by Tucson Fire., they will need to be public fire hydrants connected to public water mains. 4. The question regarding the need for an on-site fire loop of public water mains cannot be answered until Tucson Fire indicates if any on-site fire hydrants are necessary, where they need to be, and what the minimum fire flow is for the type of building construction. Hydraulic modeling may also be required to answer this question. 5. The question regarding the use of an electric fire pump will need to be answered by Tucson Fire. 6. There are no reclaimed water lines immediately adjacent to the site, and I am unaware of any requirement to utilize reclaimed water for irrigation purposes. 7. The above comments are based on the limited preliminary information provided by the applicant and should not be construed as a complete review of the proposal. An approved water supply capable of supplying the required fire flow for the protection shall be provided to premises on which facilities, buildings or portions of buildings are hereafter constructed or moved into or within the jurisdiction. 507.3 Fire Flow. Fire-flow requirements for buildings or portions of buildings and facilities shall be in accordance with Appendix B of the IFC. 4. FIRE HYDRANTS 507.5.1 Where required. Where a portion of the facility or building hereafter constructed or moved into or within the jurisdiction is more than 400 feet from a hydrant on a fire apparatus access road, as measured by an approved route around the exterior of the facility or building, on-site fire hydrants and mains shall be provided where required by the fire code official. Exceptions: For buildings equipped throughout with an approved automatic sprinkler system installed in accordance with Section 903.3.1.1 or 903.3.1.2, the distance requirement shall be 600 feet. 507.5.1.1 Hydrant for standpipe systems. Buildings equipped with a standpipe system installed in accordance with Section 905 shall have a fire hydrant within 100 feet of the fire department connections. 5. Aerial Fire Apparatus Access Roads D105.1 Where required. Where the vertical distance between the grade plane and the highest roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be provided. D105.2 Width. Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof. D105.3 Proximity to building. One or more of the required access routes meeting this condition shall be located not less than 15 feet and not greater than 30 feet from the building, and shall be positioned parallel to one entire side of the building. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official.
