08/17/2021 | SBEASLE1 | TUCSON WATER NEW AREA DEVELOPMENT | REVIEW | Completed | 230 - 250 pm - T21PRE0169 - Parcel 140260390 (no address) - Site/Grading/Swppp - Drexel Rd. Commerce Ctr 1. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience. 2. Parcel 140260390 is on the edge of a "C" to "D" water pressure boundary. A 12" PVC, "D" pressure zone water main stub constructed under Plan No. 133-2016 terminates on this parcel along the Commerce Center Place frontage. There is also an existing 8" PVC, "D" pressure zone water main on the adjacent parcel to the east (APN 140-26-040C) in a 15' wide utility easement. A 12" cement asbestos, "C" pressure zone water main is located in Drexel Road, and there is also an existing 8" PVC, "C" pressure zone water main on the adjacent parcels to the west. 3. The "D" pressure zone water mains operate at a pressure approximately 46 psi higher than the "C" pressure zone water mains. They may not be connected together. 4. The question regarding the need for any onsite public water mains cannot really be answered by Tucson Water until Tucson Fire indicates if any on-site fire hydrants are necessary. If new on-site fire hydrants are required, they will need to be public fire hydrants connected to new public on-site water mains. 5. If public water mains are required, the design of the proposed water mains will need to be reviewed and approved in Tucson Water's Master Water Plan and Design Plan review processes. Note: These processes are not part of the Development Package or Building Permit processes. 6. The question regarding the need for an on-site fire loop of public water mains cannot be answered until Tucson Fire indicates if any on-site fire hydrants are necessary, where they need to be, and what the minimum fire flow is required for the type of building construction. Hydraulic modeling may also be required to answer this question. 7. The question regarding the use of an electric fire pump will need to be answered by Tucson Fire. 8. There are no reclaimed water lines immediately adjacent to the site, and I am unaware of any requirement to utilize reclaimed water for irrigation purposes. 9. The above comments are based on the limited preliminary information provided by the applicant and should not be construed as a complete review of the proposal. Any questions, comments or concerns about these comments may be directed to: Tim Rowe, P.E., Civil Engineer Tucson Water, New Development Section 310 W. Alameda St. P.O.
