Native Plant Preservation Per PAD-36 documents all viable barrel, ocotillo and saguaro cacti in disturbed areas shall be salvaged. Prior to site clearing owner shall have Landscape Architect and Salvage contractor review, tag and salvage any viable Mesquite, Palo Verde or Acacia sp. within proposed grading area and relocated within the site to be developed. UDC Technical Standards Manual – Section 4-01.0.0. Commercial Rainwater Harvesting and Section 5-01.0.0 Landscaping and Screening. In accordance with PAD-36, the Property is subject to the Commercial Rainwater Harvesting Ordinance. Infrastructure associated with the Commercial Rainwater Harvesting requirements is already constructed. Passive water harvesting shall be provided at all development where feasible with overflow directed to the stormwater retention basin and riparian restoration area. Tucson Water's New Area Development Unit has no objections to the proposed development and offers the following comments for your convenience. 2. There is an existing 12" PVC water main (Plan No. 125-2016) to the east/souheast of the proposed building in the Proposed Critical Access that can serve this proposed development. 3. A 15' wide public water easement will need to be granted across the north side of the property in the Proposed Cross Access Easement, so that a water main may be constructed from APN 141-18-008N to the existing 12" PVC water main (Plan No. 125-2016). 4. Tucson Water strongly recommends that this water line extension to APN 141-18-008N be constructed as part of this project to avoid the need to tear up the pavement in the Proposed Cross Access Easement at some future time. 5. Tucson Water also strongly recommends that the owner/developer consider constructing this water line extension via the City of Tucson's Job Order Contract program. 6. After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the fire flow requirements have been established by the local fire authority, please contact Tucson Water's New Services section by sending an e-mail to TW_COMMON@tucsonaz.gov to discuss: a. Potential points of connection to Tucson Water's existing water distribution system. Please note that hydraulic modeling may need to be performed to verify which potential points of connection have the capacity necessary to serve the proposed development. b. The number of water service lines, water meters, and meter sizes, necessary to serve this development. c.
