08/11/2021 MROSS2 COT NON-DSD FIRE Completed - An automatic fire sprinkler system will be required.
- A fire alarm system will be required.
-D104.1 Building exceeding three stories or 30 feet in height.
Buildings or facilities exceeding 30 feet or three stories in height shall have not fewer than two means of fire apparatus access for each structure.

D104.3 Remoteness.
Where two fire apparatus access roads are required, they shall be placed a distance apart equal to not less than one half of the length of the maximum overall diagonal dimension of the lot or area to be served, measured in a straight line between accesses.

Aerial Fire Apparatus Access Roads
D105.1 Where required.
Where the vertical distance between the grade plane and the highest roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be provided.

D105.2 Width.
Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof.

D105.3 Proximity to building.
One or more of the required access routes meeting this condition shall be located not less than 15 feet and not greater than 30 feet from the building, and shall be positioned parallel to one entire side of the building. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official.

503.1.1 Buildings and facilities.
Approved fire apparatus access roads shall be provided for every facility, building or portion of a building hereafter constructed or moved into or within the jurisdiction. The fire apparatus access road shall comply with the requirements of this section and shall extend to within 150 feet of all portions of the facility and all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building or facility.

507.3 Fire Flow.
Fire-flow requirements for buildings or portions of buildings and facilities shall be in accordance with Appendix B of the IFC.

-A fire hydrant is required to be within 600' of all portions of the building. Any standpipe system connection is required to be withing 100' of a hydrant.

-Buildings over 35' tall are required to be tested for ERRC (Emergency Responder Radio Coverage).

-Turning radius of access roads shall be 18'.

1.COMMENT: A Development Package will be required for this project. Information on the development package submittal requirements can be found at

Once the development package is issued then the commercial building plans that are consistent with the development package can be issued.



2.COMMENT: According to the PAD document “Permitted uses for the entire Property shall include all uses that are listed as permitted or as special exception uses in the C-2 zone of the City Unified Development Code (“UDC”), except as modified in this PAD”.



The use will likely be commercial recreation.



3.COMMENT: The only applicable setback is 21’ from Irvington Rd.

C.1.0 Max building height is 120’ from finished grade.

C.1.0 No lot coverage maximums.



4.COMMENT:According to the PAD-29 Document “All other provisions of UDC Section 7.4 shall apply. The PAD shall meet 100 percent of the required parking by the City UDC and PAD” Minimum parking per PAD-29 is 1 space per 300sf GFA.



Bicycle parking will require 2 short term spaces within 75’ of the public entrance. Design criteria for bicycle parking can be found at 7.4.9 UDC



5.COMMENT: This is a preliminary review, further zoning comments will be forthcoming on the submittal of the development package.
