1. Tucson Water's New Area Development Unit has no objections to the proposed development, and offers the following comments for your convenience.

2. The duplex at 4741 and 4743 E. 2nd St is currently served water via a single ?" water meter and a ¾" water service line. This one connection may not be sufficient to serve a third unit, particularly if the fire department requires the third unit to be equipped with a residential fire suppression sprinkler system.

3. TW recommends a water fixture unit count be conducted using the 2018 International Plumbing Code for both the existing duplex and the proposed third unit.

4. After the water fixture unit count has been done, and the fire flow requirements have been established by the local fire authority, please contact Tucson Water's New Services section by sending an e-mail to TW_COMMON@tucsonaz.gov to discuss whether the existing single connection can serve both the existing development and the proposed development.

1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The maximum density allowed is 15 units/acre. This site has .27 acres allowing for a maximum of 4 units.
3. 3 units is considered multifamily.
4. Multifamily developments must comply with commercial site requirements. This includes parking and landscaping standards.
a. Parking may not backout directly onto a ROW and must include a Parking Area Access Lane (PAAL).
5. The required number of parking spaces per dwelling unit is based on the number of bedrooms in each unit as follows:
a. Studio, less than 400 sq. ft. GFA - 1.00 space per dwelling unit
b. Studio, more than 400 sq. ft. GFA, and 1 Bedroom - 1.50 spaces per dwelling unit
c. Two Bedrooms - 2.00 spaces per dwelling unit
d. Three Bedrooms - 2.25 spaces per dwelling unit
e. Four or More Bedrooms - 2.50 spaces per
6. Short Term bicycle parking is required at 0.10 spaces per bedroom. Minimum requirement is 2 spaces
7. Long Term bicycle parking is required at 0.5 spaces per bedroom. Minimum requirement is 2 spaces.
