Buildings or facilities exceeding 30 feet or three stories in height shall have not fewer than two means of fire apparatus access for each structure. D104.3 Remoteness. Where two fire apparatus access roads are required, they shall be placed a distance apart equal to not less than one half of the length of the maximum overall diagonal dimension of the lot or area to be served, measured in a straight line between accesses. Aerial Fire Apparatus Access Roads D105.1 Where required. Where the vertical distance between the grade plane and the highest roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be provided. D105.2 Width. Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof. D105.3 Proximity to building. One or more of the required access routes meeting this condition shall be located not less than 15 feet and not greater than 30 feet from the building, and shall be positioned parallel to one entire side of the building. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official. 503.1.1 Buildings and facilities. Approved fire apparatus access roads shall be provided for every facility, building or portion of a building hereafter constructed or moved into or within the jurisdiction. The fire apparatus access road shall comply with the requirements of this section and shall extend to within 150 feet of all portions of the facility and all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building or facility. 507.3 Fire Flow. Fire-flow requirements for buildings or portions of buildings and facilities shall be in accordance with Appendix B of the IFC. -A fire hydrant is required to be within 600' of all portions of the building. Any standpipe system connection is required to be withing 100' of a hydrant. -Buildings over 35' tall are required to be tested for ERRC (Emergency Responder Radio Coverage). Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposed use is personal storage, which is permitted in the I-1 zone with the following applicable use specific standards 4.9.10.C.3 & .6 and 4.9.13.Q. 3. The parking requirement for personal storage with storage units that do not have direct vehicular access is 1 space per 4,000 sq ft of GFA and a minimum of 2 spaces for any associated office (UDC, 7.4.4) 4. Two short term bicycle parking spaces (one bicycle rack) are required for this use (UDC, 7.4.8). The short-term bicycle parking shall be located within 50' of the public entrance and shall not obstruct pedestrian circulation. 5. Personal storage facilities without direct vehicular access over 50,000 sq ft of GFA require 2 Type A loading areas. 6. An ADA compliant pedestrian circulation path at a minimum of 4' wide is required to connect all areas of development and to any adjacent street (Technical Standards Manual, 7-01.3.0). 7. The site is in the Airport Environs Zone (AEZ) - ADC-3-Standards can be found in UDC 5.6.8.C. a. For uses in the Industrial, Wholesaling, and Storage land use groups, the maximum FAR is .40 of the project site area. b. The maximum permitted height is 62' from design grade elevation. c. The minimum project site is five acres. 8. There is a 15' water line easement along the southwestern parcel boundary per subdivision final plat, (M&Ps, Book 65, Page 058). 9.
