07/27/2021 | NICHOLAS ROSS | ZONING | REVIEW | Completed | Rezoning Pre-Submittal Transmittal FROM: Nick Ross PDSD Zoning Review PROJECT: Rezoning Pre-submittal meeting T21PRE0151 Address: 411 E. 4th St Parcel(s): 117-03-321H Existing Zoning: PAD(H)-31 Proposed Zoning: PAD(H)-31 Existing Use: Religious Proposed Use: Single Family Attached/Multifamily Development TRANSMITTAL DATE: 7/27/21 COMMENTS: 1. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. PAD(H)-31 appears to be silent on Use-specific standards which means UDC applies. The proposal calls for attached single family residential which requires compliance with Use-Specific Standards 8.7.3 (FLD). 3. If it is intended to amend the PAD document to allow attached single family residential without complying with UDC Section 8.7.3, Zoning will review and provide comments during the Minor or Major Amendment process. 4. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
