Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. New construction will require a Development Package that encompasses the entire site. 3. The development package must be issued prior to the issuance of any building permits, but the building permit may be submitted for review at any time. 4. The site may be considered a “Shopping Center” if no more than 50% of the floor area is dedicated to uses with a parking formula of one space per 100 square feet of gross floor area or a more intense formula. Provide a floor area calculation of the different uses on the parcel if the site is considered a Shopping Center. 5. Food service is allowed in in the C-2 zone and is subject to Use-Specific Standards 4.9.4.M.1 and 4.9.13.P 6. 4.9.4.M.1 - Activities may be conducted outdoors. Loudspeakers or music, live or recorded, shall not be permitted within 600 feet of a residentially zoned property. 7. If the site is considered Shopping Center parking will be required at 1 space per 300 sqft of GFA. If the site is not considered a Shopping Center food service is required to provide parking at 1 space 100 sqft of GFA. 8. Short Term Bicycle parking is required at 1 space per 2,000 sq. ft. GFA. Minimum requirement is 2 spaces. 9. Long-Term Bicycle parking is required at 1 space per 12,000 sq. ft. GFA. Minimum requirement is 2 spaces. 10.
