| 06/28/2021 | SBEASLE1 | TUCSON WATER NEW AREA DEVELOPMENT | REVIEW | Completed | 130-150 pm - T21PRE0134 - 345 E TETON RD - Block Plat Split 1 lot into 4 lots 1. Tucson Water's New Area Development unit has no objections to this parcel being split, but finds the proposed lot configurations unacceptable, as Lots A & B would not have direct access to the public water main in Teton Rd. 2. Per Tucson Water's Remote Meter policy, either each of the proposed new needs to have a minimum of 15' of frontage on Teton Rd, or public water main extensions will need to be constructed to serve Lots A & B in dedicated public water-line easements or public rights or way 3. The easternmost 24' wide access easements could be made part of Lot A, and the other 24' wide access easement to the west could be made part of Lot B to comply with Tucson Water's Remote Meter policy. 4. The above comments are based on the limited preliminary information provided by the applicant and should not be construed as a complete review of the proposal. | 06/30/2021 | LOREN MAKUS | ENGINEERING | REVIEW | Completed | T21PRE0134 1. Site is greater than 1 acre. Compliance with drainage manual is required. Balanced basin detention and first flush retention are required. 2. A four-plex is commercial. Site with a triplex requires commercial development standards. 3. Lot is within a platted subdivision, Golden Dawn Farms, and has been previously split. Any lot division will require a subdivision. A tentative plat is required since the street is not fully developed. 4. Show that existing development will not become non-conforming by this development. 5. Entrance PAAL must have sidewalk to Teton Road. 6. Construction may be in phases. If you want to subdivide in phases, additional fees will be required at each stage. 7. Address how solid waste will be collected. Collection must meet the requirements of Technical Standard 8-01. Loren Makus, EIT loren.makus@tucsonaz.gov |
