06/02/2021 | SBEASLE1 | TUCSON WATER NEW AREA DEVELOPMENT | REVIEW | Completed | 230 - 250 pm - T21PRE0125- 1511 W VALENCIA RD - Site Superstar Carwash 1. Tucson Water's New Area Development unit has no objections to the proposed development, and offers the following comments for your convenience. 2. Getting water for domestic and fire flow purposes to this proposed development will be complicated by the fact that no connection may be made to the existing 42" water transmission main on the north side of Valencia Rd. The water will have to come from either the existing 16" water main in Midvale Park Road, or the existing 8" water main in West Commerce Court. This will also complicate any splitting of the parcel. 3. A separate development on this parcel by others has been shown on your site plan. Water will need to be provided to both developments. 4. Two 2" existing water service lines extend from the existing 16" water main in Midvale Park Road onto the west side of this parcel, but they may not be where you want or need them. 5. Should this existing parcel be split by re-platting or other means, each of the resulting new parcels will need to have adequate legal access to an existing or new public water main. Creating "flag pole" lots may be necessary. None of the resulting new lots may be "land locked" from a public water distribution main. If the construction of one or more new public water mains is to be avoided, each of the resulting new parcels will need to have at least 15' of frontage on Midvale Park Road or Commerce Court Alternately, one or more new public water mains may be constructed to each of the resulting new parcels. 6. The above comments are based on the limited information provided and are not to construed as a complete review of the proposal. Any questions, comments or concerns about these comments may be directed to: Tim Rowe, P.E., Civil Engineer Tucson Water, New Development Section 310 W. Alameda St. P.O. 06/03/2021 | JVWINKL1 | COT NON-DSD | TRAFFIC | Completed | T21PRE0125 1) Per City of Tucson Access Management Guidelines section 6.3.2.1, this project appears to change the existing site distribution patterns by more than 20% and a Traffic impact analysis may be required. At a minimum a statement from a traffic engineer addressing this topic and the need for a TIA will be needed at time of project submittal John Van Winkle, P.E. John.VanWinkle@tucsonaz.gov |
