UDC Article 7.6 Landscaping and Screening
The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.


UDC Article 7.7. Native Plant Preservation
An approved Native Plant Preservation Plan Sections 7.7.4 is required or a request for an exception from the Native Plant Preservation requirements in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) is required prior to Grading Plan approval.

D105.1 Where required.
Where the vertical distance between the grade plane and the highest roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be provided.
D105.2 Width.
Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof.
D105.3 Proximity to building.
One or more of the required access routes meeting this condition shall be located not less than 15 feet and not greater than 30 feet from the building, and shall be positioned parallel to one entire side of the building. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official.
4. Emergency responder radio coverage will need to be tested.
510.1 Emergency responder radio coverage in new buildings.
New buildings shall have approved radio coverage for emergency responders within the building based on the existing coverage levels of the public safety communication systems utilized by the jurisdiction, measured at the exterior of the building.

1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposed use, Personal Storage, is permitted in the C-2 zone. Use specific standards 4.9.10.C.3 & .6.
a. 4.9.10.C.3 – All walls or doors visible from adjacent streets and residential properties shall be surfaced with a non-reflective material
b. 4.9.10.C.6 – The facility’s exterior façade visible from adjoining residential properties or street frontage shall be earth tone in color and/or masonry, stucco, or similar materials.
3. 40’ is the maximum height permitted in the C-2 zone.
4. The perimeter yard setback requirements are 0’. The street yard setback requirement is 21’ or the height of the adjacent wall, the greater applies, measured from the back of the existing curb or future curb location.
5. The vehicular parking space requirement is 1 space per 4,000 sq ft of GFA, if the storage units do not have direct vehicular access; the required number of vehicular parking spaces is 30, 2 of which must be ADA accessible.
6. Clarify which vehicular parking spaces are intended to serve the proposed use.
7. A cross access agreement must be established with for any other parcel being used as access to the subject parcel (parcels to the North and South). Additionally, It appears that the parking spaces to the North are a part of the subject parcel however maneuvering in/out of the spaces occurs on the parcel to the North.
8. The requirement for short-term bicycle parking spaces is 1 space per 5,000 sq ft GFA, 24 short-term bicycle spaces are required; and for long-term bicycle parking is 1 space per 12,000 sq ft GFA, 8 long-term bicycle spaces are required. See design criteria in the UDC, Section 7.4.9.
9. Two Type A loading areas are required. See design criteria in the UDC, Section 7.5.4.

1. Tucson Water's New Area Development unit has no objections to the proposed development.

2. There is an existing 8" cement asbestos water main in Wilmot Road (PN 015-1962) that can serve the proposed development.

3. After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the numerical fire flow requirements have been established by the local fire authority, please contact Tucson Water's New Services section by sending an e-mail to TW_COMMON@tucsonaz.gov to discuss:
a. The number and type of water service lines, water meters, and meter sizes, necessary to serve this development.
b. The advantages and disadvantages of installing the necessary water service lines and water meters via Tucson Water's Job Order Contract (JOC) process.

4. Please note that hydraulic modeling may need to be performed to verify which potential points of connection have the capacity necessary to provide the required fire flow to the proposed development. If so, this will be arranged by Tucson Water's New Services section.
