COMMENTS:
1.Development must comply with the Administrative Manual Section 2-06 - Development Package.
2.The proposed uses are alcoholic beverage and food service expansion are permitted in the C-2 zone, use specific standards 4.9.13.P and 4.9.4.M.1 are applicable.
3.The proposal is greater than 25% expansion and triggers full site compliance.
4.The vehicle parking requirements for the proposed use is as follows:
a.General Office/Retail = 1 space/300 sq ft = 7 spaces (1 ADA)
b.Food Service = 1 space/100 sq ft plus outdoor dining = 76 spaces (4 ADA accessible)
c.Commercial Storage = 1 space/5,000 sq ft = 1 space

5.The bicycle parking requirements for the proposed use is as follows:
a.Administrative and Professional Office/Retail = 2 short-term, 2 long-term

(UDC, Section 7.4.8, Required Number of Bicycle Parking Spaces)
6.1 Type A loading area is required for the Commercial Storage use (UDC, Section 7.5.4, Loading Area Design Criteria).
7.The setback requirement adjacent to Dodge Blvd is 21’ or the height of the adjacent wall, the greater of the two will apply, measured from the outside edge of the nearest adjacent travel lane. Demonstrate the new development meet this requirement (UDC, Section 6.4.5.C.2 Street Perimeter Yard – Developing Areas).
8.An ADA accessible pedestrian circulation path (minimum 4’ in width) is required to connect all areas of development and the adjacent street – include a demarcated pedestrian path from the Janitorial Supply Building to Speedway Boulevard (Technical Standards Manual, Section 7-01 Pedestrian Access).
9.A lot combination processed with Pima County will be required to combine the proposed parcels.
10.The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
