COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposed use is Entertainment - Excluding Large Dance Hall and is an allowed use in this zone.
3. The setback to the north side of the structure is 1.5 the height of the wall, the existing structure is grandfathered in, but any new additions will need to comply with the setbacks requirements in our current code. If an addition or new structure is proposed in the setback/perimeter yard area, a Design Development Option may be pursued to reduce the setback requirements. 4. The parking requirement for an entertainment use is 1 space per 50 sf of GFA. This site is 2,795 sf so 60 parking spaces are required.

i. Must demonstrate include one of the items listed in 7.4.5.3.A
1. A project that can accommodate shared parking arrangements for uses with alternate hours of operation and peak-use times

5. Short-term bicycle parking is required at 1 space per 2,000 sq. ft. GFA.
6. Long-term bicycle parking is required at 1 space per 12,000 sq. ft. GFA.
7. Pedestrian connection is required to all adjacent ROWs
8. A 3' parking back up spur will be required in both parking lots
9. It is unclear if this is a named alley, you will need to reach out to the Department of Transportation and Mobility to determine is it is named or not. If it is not a named alley a variance will be required to access the site from the alley, you can reach out to Mark Castro at mark.castro@tucsonaz.gov from more information. if it is a named alley a variance will not be required.
