Development must comply with the Administrative Manual Section 2-06 - Development Package. Please make sure that the entire site is shown, existing and proposed buildings, with north oriented to the top, or right side of the sheet. 2. The proposed use is Food and Beverage Wholesaling which is permitted in the I-1 zone. 3. The zone to the northeast is R-1, requiring a perimeter yard of 1 1/2 times the height of the proposed building. The street perimeter yard is 21’ or the height of the buildings (measured from the outside edge of the nearest adjacent travel lane. 4. Required parking for the Wholesaling Use Group is 16 spaces (UDC Table 7.4.4-1), there are already 38 existing parking spaces, meeting the standard. Applicant is proposing an extra 73 parking spaces for a total of 111 spaces. Two short term bicycle parking spaces are required, Table 7.4.8-1. Two Type B loading spaces are required, per UDC Table 7.5.5-A. 5. Per UDC Technical Standards Manual 7-01.3.3, a continuous pedestrian circulation path is required as follows: A. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. B. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. 6.
