COMMENTS:
1. Development must comply with the Administrative Manual Section 2-07 - Minor Subdivision.
2. This site is in the R-2 zone. Ensure the site meets minimum lot size standards. The lot sizes add up to 20,841 square feet, while the actual lot size is 20,830 square feet, according to the Pima County Assessor
3. Setback requirements (6.3-2.A) in the R-2 are as follows:
a. Interior lot setbacks: 6' or 2/3 the height.
b. 20' or ½ the height of the proposed wall, from the street property line. The lot is surrounded by R-2 zoning.
4. The neighbor driveway at 5629 E 29th is a civil matter to be rectified without city of Tucson input.
5. Lot coverage maximums are 70% (including vehicle use areas) in the R-2 zone; building height is limited to 25'. Ensure all setbacks will be met.
6. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met.
