COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. Sunshine Mile UOD is in process, it is an opt in Overlay that is more restrictive for drive-throughs.
3. The use per the UDC is Food Service and is subject to Use Specific Standards 4.9.4.M.1 & 5 and 4.9.13.O. Provide the use and Use Specific Standard code callouts as a general note on the Development Package.
4. Per Use Specific Standard 4.9.13.O.1.a, Commercial Services and Retail Trade Uses are limited to one drive-through lane. Two lanes have been proposed on the provided site plan, revise to one lane on Development Package submittal.
5. Broadway Blvd is a Major Street and Route and is proposed to be widened to 150 ft. All plans must reflect the future ROW dimensions.
6. The setback requirement on Broadway Blvd. is 21’ measure from the back of the Future Curb location.
7. Pedestrian access is required to connect to all adjacent ROWs.
8. Sidewalks or crosswalks cannot cross any type of stacking areas for drive-through lanes.
9. Short-term bicycle parking will be required at 1 space per 2,000 sq. ft. GFA. Minimum requirement is 2 spaces.
10. Long-term bicycle parking will be required at 1 space per 12,000 sq. ft. GFA. Minimum requirement is 2 spaces
11. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
