1. There is an existing 12" PVC water main (PN 093-1995) on the west side of Hougthon Rd, and an existing 8" PVC water main (PN 124-2015) and an existing 8" PVC water main (PN 053-2007) on the site.

2. Please note that hydraulic modeling will need to be performed to verify that these water mains have the capacity necessary to serve the proposed development. If the construction of additional public water lines is necessary, this will be done during either Tucson Water's Master Water Plan review process.

3. After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the fire flow requirements have been established by the local fire authority, please contact me by sending an e-mail to tim.rowe@tucsonaz.gov to discuss this project further.

COMMENTS:
1.Development must comply with the Administrative Manual Section 2-06 - Development Package.
2.This site is in PAD-12 with OCR-1 as the base zone and Major Medical Service is permitted in this zone. Use specific standard 4.9.4.Q.2. Transportation services, air carrier, helipad, as an accessory use to Major Medical Service is applicable.
a.The primary use shall be a medical facility licensed by the State of Arizona as a general or special hospital with a minimum of 50 beds.
b.The helipad shall follow all applicable regulations of the Federal Aviation Administration.
3.Demonstrate compliance with the PAD-12 development standards, specifically the Pavilions PAD for Sub-district A (page 120, E-4 General Development Standards)
4.The vehicular parking calculation for major medical is 1 space per bed - add a general note with the parking calculation to demonstrate the required number of spaces for this site and illustrate compliance on the site plan.
5.The bicycle parking calculation for major medical is 1 short-term space per 20,000 sq ft of GFA, and 1 long-term space per 50,000 sq ft of GFA – add a general note with the parking calculation to demonstrate the required number if spaces for this site and illustrate compliance on the site plan.
6.The proposed use requires 2 Type A off-street loading areas per UDC, Section 7.5.5., Required Loading Areas; demonstrate compliance with the dimensional standards found in UDC, Section 7.5.4, Design Criteria, specifically 7.5.4.G.1 – Type A loading areas. Also reference the PAD-12 E-4.b on page 122 for PAD specific standards.
7.Setback from Drexel is 20’ measured from the back of the future or existing curb.
8.If the project is to be phase, provide calculations, setbacks, etc. to indicate that each phase complies with all requirements as a separate entity. Show phase lines on the drawing. Show and label any temporary improvements that may be needed to make the site function for each phase as one entity. If such temporary improvements are off the site of the phase under consideration, a temporary easement or other legal documentation to assure legal use of the property is required.
