Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The use per the UDC is Personal Storage. As a general note on DP add the use and applicable Use-Specific Standard code references. 3. 4.9.10.C.3 - All walls or doors visible from adjacent streets and residential properties shall be surfaced with a non-reflective material. 4. 4.9.10.C.6 - The facility’s exterior facade visible from adjoining residential properties or street frontage shall be earth tone in color and of masonry, stucco, or similar materials. 5. The required setback to the north is 1.5 the height of the structures adjacent wall, the required setback to the east and west is 0’, and the streetside setback to the south is 21’ or the height of the wall measured from the back of the future curb location. It does not appear the proposal is meeting setback requirements to the north (required setback: 35’ x 1.5 = 52.5’). 6. The future ROW is proposed to be 120’ and is currently 100’. 10’ of ROW will be taken from each side of the street. The plan must reflect the future ROW location. 7. The max height in this zone is 40’. 8. Either direct vehicular access or non-direct vehicular access is allowed with different requirements. 9. Identify door location (i.e. roll up doors, office entrance, etc.) on future plans. 10. 1 parking space per 4,000 sq. ft. GFA is required, if storage units do not have direct vehicular access, and a minimum of 2 spaces for any associated office. No direct vehicle access appears to be proposed, so 10 spaces will be required. (0 parking spaces are required for storage units, if storage units have direct vehicular access, and a minimum of 2 spaces for any associated office.) 11. 2 short term bicycle spaces will be required. 12. For development without direct vehicular access 1 Type A loading space will be required (Type A: 12 feet by 35 feet). No loading zones are required personal storage developments with direct vehicular access. 13. Pedestrian connection will be required to Speedway Blvd. 14. Vehicular egress/ingress will not be allowed to the north of the property. Ingress/egress is not allowed on private property unless an access agreement is recorded. Is the emergency access gate only for fire trucks only? 15. A development package (DP) will be required to be issued prior to issuance of any building permits, however building permits can be submitted as risk prior to the DP’s issuance. 16. Submit application for a lot combination to county, accessor confirmation of submitted lot combination form must be submitted prior to the issuance of the development package. 17.
