1. There is an existing 4" cement asbestos water main on the north side of Grant Rd. (PN3062) that can supply potable water to the site, but please be aware that this water main is too small to provide flow to a new fire hydrant.

2. If a new fire hydrant must be constructed to serve the proposed development, please have the fire department determine the required fire flow for the type of construction, and then contact me to discuss possible options. The construction of several hundred linear feet of new 8" public water main is likely to be involved.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The applicant is proposing a fast-food restaurant and a likely demolition of the existing structure. The proposed use is Commercial-Food Service. Food service is permitted in the C-1 zone with the following use-specific standards:
a. 4.9.4.M.1
b. 4.9.4.M.5
c. 4.9.13.O
3. If the existing structure is more than 50 years old Historic review is required for demolition.
4. Parking is calculated at 1 space per 100 square feet.
5. Setbacks for a non-residential use adjacent to a residential zone in the C-1 are 1 ½ the height of the structure. Show all setbacks on the Development Package.
6. Grant is a major street. All street setbacks will be measured from back of future curb.
7. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. Ensure pedestrian circulation standards are met.
8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
