If the expansion is less than 25%, the MS&R applies to the proposed expansion. The remainder of the use or structure shall be governed by provisions in force at the time of initial approval for the use or structure; 2. If the expansion is 25% or more, the MS&R applies to the proposed expansion and to the parking and landscaping standards that apply to the overall development; or, 3. Expansions that occur after the effective date of the MS&R shall be cumulated in determining the 25% expansion. If applicable: Show compliance with landscaping and screening requirements by locations, material descriptions, and dimensions. Specific plant or hardscape material shall be detailed on a landscape plan. A detailed landscape plan is required. In accordance with Section 2-10.0.0, Landscape Plan Requirements. |

Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The applicant is proposing an additional apartment building to an existing complex. Multi-family residential is permitted in the R-3 zone at 36 units per acre. There are 94 units in total proposed. 3. The proposal to demolish the structures must be approved by the Historic Preservation section, as they appear to be greater than 50 years old. 4. More information is needed to determine the use of the lot to the east. A lot combination may need to be approved before the DP can be approved. 5. Parking will be calculated at 1.25 spaces per dwelling unit. More information is needed to determine adequate parking, as the addition of the new building eliminates several spots. Ensure accessible parking standards are met. 6. Major Streets and Routes setbacks will be required for Yavapai Rd. 7. More information is needed to determine whether this will be a 25% expansion. If so, full code compliance will be necessary. 8. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. Ensure pedestrian circulation standards are met. 9. The comments provided are preliminary and are not to be assumed as a complete review of the proposal.
