FLD projects shall comply with Section 7.6, Landscaping and Screening Standards, except as otherwise provided by this section. 2. One canopy tree shall be provided every 40 feet of pedestrian circulation systems, excluding crossings with streets, alleys, and driveways. If providing canopy trees every 40 feet is not achievable, the applicant shall: a. Provide the equivalent number of trees that would be obtained using the 40-foot increment measure; and, b. Distribute the trees within the FLD project site along pedestrian circulation systems and within functional open space areas. 3. Landscape plans shall incorporate water-conserving design as defined in Section 7.6.6, Use of Water, and as described in the Technical Standards Manual. 4. Water harvesting techniques shall be incorporated as part of the landscape design based on the Water Harvesting Guidance Manual prepared for the City of Tucson Transportation Department Stormwater Section. 5. Mechanical equipment, utility boxes, irrigation equipment and similar elements shall be screened from adjacent streets exterior to the project and from adjacent existing residential development. Screening shall be architecturally integrated with the overall design of the FLD. 6. If a perimeter wall is proposed along an existing public right-of-way, it shall be constructed of, or painted with, graffiti-resistant materials. The wall shall incorporate one or more of the following decorative materials: a. Tile; b. Stone; c. Brick; d. Adobe; e. A textured material such as stucco or plaster; or, f. Metal. |

The fire department access road must meet fire code requirements, capable of supporting a 75,000lb apparatus, made of concrete or asphalt. Dead end roads of more than 150 feet require an approved fire apparatus turn around. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. These lots do not meet the minimum lot size in the R-2, an FLD subdivision must be pursued if these lot sizes are proposed. 3. There are two density options for FLDs, a “Standard FLD” and a “Maximum Density Option” FLD. The maximum density in a standard FLD in the R-2 zone is 8.71 units/acre and maximum density in a Maximum Density Option FLD is 22 units/acre. This site is 0.40 acres allowing for a maximum of 3 units in a Standard FLD and 8 units in a Maximum Density Option FLD. 4. If a Maximum Density Option FLD is proposed one of the development options listed in UDC 8.7.3.C.3.b (https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-6690). 5. The driveways appear to be fairly short; the driveways must be either 19’ to the back of sidewalk, or 1’ from the back of sidewalk (if ADT is 140 or less and the distance between the street pavement edge and the parking structure is 8’ or less). 6. Are you proposing two units on each of the interior lots? 7. A separate demo permit will be required to remove the existing structure, because if the age of the structure, historical documentation will be required. 8. Privacy mitigation is required when multistory residences are proposed adjacent to existing single story residences and the existing residences are zoned R-2 or more restrictive. See UDC 8.7.3.M.2.b for requirements. 9. All elements of an FLD, including residential units and recreational amenities, shall be connected by a pedestrian circulation system. 10. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
