COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposed use appears to be Residential Care Services, Adult Rehabilitation Service or Shelter Care. A Zoning Examiner Special Exception Procedure will be required to permit this use in the R-2 zone. You can find the SE application here https://www.tucsonaz.gov/files/pdsd/forms/ZESE_Application.pdf
3. Per Use Specific Standard 4.9.7.J.2.4 - The maximum permitted lot coverage is 60%. The minimum required setback from all interior lot lines adjoining residential zoning is 20 feet. The minimum required lot size is one and one-half acres. This site does not meet the minimum lot size or setback requirements.
If two of the bedrooms are eliminated so that there are 15 residents total, this use specific standard will not apply.
4. A Rehabilitation Service or Shelter Care use shall not be less than 1,200 feet, in any direction, from another Rehabilitation Service or Shelter Care use. The applicant shall provide documentation demonstrating compliance with this standard prior to the establishment of the use.
5. Accessory treatment, including counseling or other types of meetings, is not permitted for nonresidents of the facility.
6. A back-up spur must be provided at the end of a row of parking if no ingress or egress is provided at that end (the south end of the parking lot). The spur must be a minimum of three feet in depth and have a three-foot radii and a wheel barrier to prevent encroachment onto any unsurfaced areas.
7. Pedestrian circulation will be required to connect to all adjacent right of ways.
8. Both the DP and building plans can be submitted at any time, however the DP must be issued prior to the building plans.
9. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
