COMMENTS:

Development must comply with the Administrative Manual Section 2-06 - Development Package.

The proposed use is food service which is permitted in the C-1 zone subject to use specific standards 4.9.4.M.1 & 5 and 4.9.13.P.

Include the parcel lines and dimensions.

Demonstrate the building is meeting the required MS&R developing street setback standard of 21’ or the height of the adjacent wall, the greater of which applies, measured from the back of the existing curb or future curb.

Demonstrate the proposed project is meeting the vehicle parking requirement - 1 space per 100 sq ft of GFA and outdoor seating area.

Demonstrate the proposed project is meeting the bicycle parking requirements – 1 space per 2,000 sq ft GFA (2 is the minimum requirement) short-term parking and 1 space per 12,000 sq ft GFA (2 is the minimum requirement)

Indicate the width of the PAAL. - 24' in the minimum.

Indicate the width of the pedestrian circulation path – minimum width is 5’

Restaurants over 5,000 sq ft GFA are required a Type 1 loading area (12’ by 35’) UDC, Section 7.5 Off-Street Loading.

The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

Currently there is a 15 foot public water easement which has 8" PVC, 6" Fire Hydrant, 6" Fire Service, and 2 service lines in it. With the current depiction our infrastructure may be located on the proposed new parking lot. Please verify locations of the water infrastructure and plan accordingly to either move or extend easements to encompass new locations for the Fire Hydrants and water services.
