02/10/2021 SAMUEL ROGERS ZONING REVIEW Completed CDRC Thursday Pre-Submittal Transmittal
PDSD Zoning Review

FROM: Samuel Rogers, Planner

PROJECT: Thursday Pre-submittal meeting – T20PRE0019
Address: 1555 W SAN MARCOS BL
Parcel(s): 11804178C
Zoning: R-1
Existing Use: Vacant
Proposed Use: FLD Subdivision

TRANSMITTAL DATE: 02/11/2021

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. Per UDC Table 8.7.3-1: Dimensional Standards for FLDs, the allowed density for an FLD in the R-1 zone is either 5.14 units/acre, or 6.25 units/acre if the maximum density option is used. The proposed subdivision is on a 2.5 acre lot, allowing for a density of 15 units/acre using the maximum density option (2.5 acres x 6.25 units = 15.64 units). The “Preliminary Subdivision Site Design” sheet proposes 16 lots, only 15 lot will be permitted.
3. To use the maximum density option, the proposed subdivision must meet at least one of the development options in UDC 8.7.3.C.3.b.
4. Open space is required per table 8.7.3-2. “Option 7” does not appear to be providing open space.
5. Privacy mitigation will be required if multistory residences are proposed adjacent to existing single story residences and the existing residences are zoned R-2 or more restrictive.
6. All dimensional standards for the R-1 zone must be met, except as provided in UDC 8.7.3
7. When submitting the development package, provide the following: letter sent to surrounding owners, neighborhood associations, and council ward office; notorized statement, with mailing list attached, stating the letter was sent (note: mailing list must be compiled by PDSD, as lists compiled by applicant will not be accepted); summary of the meeting including sign in sheet; architectural variation plan (if applicable); privacy mitigation plan (if applicable); and, additional $200 fee.
8. For that labels and map request see: https://www.tucsonaz.gov/files/pdsd/Labels_Map_Request_0.pdf
9. First a development package Tentative Plat review will be required and then a Final Plat will need to be submitted and approved. Both the Tentative and Final Plats can be in the City for review, but the Tentative Plat must be approved prior to the Final Plat.
10. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

02/15/2021 SBEASLE1 TUCSON WATER NEW AREA DEVELOPMENT REVIEW Completed 200 - 230 pm - T21PRE0019 - 1555 W SAN MARCOS BL - Site Minor SubdFLD

1. If any new fire hydrants will need to be installed on the new water mains serving this subdivision will need to connect to both the existing 6" cement asbestos water main in San Antonio Drive and the existing 8" cement asbestos water main in San Marcos Blvd.

2. The new water mains serving this subdivision should be located within the streets to the maximum extent practicable. For this reason, Tucson Water prefers the street layout shown on Sheet A0.1.

3. If any new water mains must be run across private property, they will need to be centered within public water line easements that a minimum of 15' wide. The public water line easements must line on the minimum number of lots possible i.e. They may not be centered on lot lines.

4. The design of the new water mains serving this subdivision will need to go through Tucson Water's Master Water Plan and Water Design Plan review processes.

5. Any questions, comments or concerns about these comments may be directed to:
