COMMENTS:

Development must comply with the Administrative Manual Section 2-06 - Development Package.

The proposal is to add a new use to an existing developed site. A revision to DP17-0055 would be required. Construction of all site improvements on the approved development package is required.

It is unclear whether or not there will be building square footage added to the site; however, the proposed use is Vehicle Rental and Sales which is permitted in I-1 zone and is subject to use specific standards 4.9.9.G.1 and 4.9.13.Q.

The proposed use does not meet standards for a temporary use. It is considered a principal use and standard development review applies.

Parking requirement for Vehicle Sales (Vehicle Rentals was not included) - 1 space per 400 sq ft. GFA of show room, retail, and office area, plus 1 space per 10,000 sq ft of gross lot area, plus 1 space per 300 sq ft GFA of Automotive Repair use.

Demonstrate required bike parking per UDC, Section 7.4.8. Required Number of Bicycle Parking Spaces.

Demonstrate pedestrian circulation paths connecting all areas of development and adjacent street frontage.
