Per Zoning Compliance Letter (T20SA00298) from Russlyn Wells, COT PDSD Zoning Administrator, on October 14, 2020 the proposed uses are Processing and Cleaning and Hazardous Materials Storage (UDC, Section 11.3) and are permitted in the subject area. These land uses are subject to use specific standards (UDC) 4.9.5.C.2, .5, .6, .7, & .8 and 4.9.13.Q, and 4.9.10.B.1 and 2.d.

Provide discussion of PAD 26 requirements of this development area and how this project complies.

1. No City of Tucson water mains currently extend to this property.

2. The owner/developer will need to construct off-site and/or on-site public water mains to serve the proposed building. These new water mains will need to connect one of the two existing 12" water mains in Kolb Road to the existing 12" water main in Valencia Road.

3. The design of the new public water mains will need to go through Tucson Water's Master Water Plan and Design Plan review processes.

4. Previous hydraulic modeling conducted for this parcel indicates that Tucson Water's existing infrastructure can supply a combined peak day demand and fire flow of no more than 2000 gpm to this parcel. The type of construction for the proposed building should be chosen carefully, to minimize the amount of required fire flow.
