2. Sheet 11: It is hard to tell if the plan is calling for new sidewalk on the west side of Wilmot Rd, or for a newly designed access into the Shell driveway. As previously indicated during the rezoning process earlier in 2021, per Section 5.4 of the COT Access Management Guidelines, the nearest pavement edges of a driveway should be spaced at least 80 feet apart on an arterial, which would necessitate shared access between new public road (Street-A) and Shell southern access. We see that the plan calls for constructing a new driveway to Shell from Street A around 100 feet west of Wilmot in plan view. This driveway meets access management principles, but the existing Shell driveway on Wilmot needs to be closed off with the new road being constructed in close proximity.

3. Sheet 11: This sheet calls out Wilmot Rd improvements to occur under separate plan. Will those be constructed at a different time than the T21PI00011 plan improvements?

4. Sheets 26 & 27: Bottom left indicates "Horizontal Control Plan" instead of "Pavement Marking and Signing Plan"

5. Sheet 26 & 27: Please add Pavement Marking and Signing General Notes to the project plans - see attached example.

6. 1 - Sheet 3: Thank you for revising lane widths from 12 feet to 11 feet and adding 7 foot buffered bike lanes. However, sheets 26 and 27 show the buffered bike lanes incorrectly. At the edge of the vehicle travel lane should be the WS6, then 2 feet offset of that should be the WS4, leaving 5 feet of space between that stripe and the curb. Grant Rd between Stone and Santa Rita is a good example of buffered bike lane configuration

2 - Sheet 11 & 28: Previous submittal comment still applies. As previously indicated during the rezoning process earlier in 2021, per Section 5.4 of the COT Access Management Guidelines, the nearest pavement edges of a driveway should be spaced at least 80 feet apart on an arterial, which would necessitate shared access between new public road Garden Stone Dr and Shell southern access. The existing Shell driveway on Wilmot would need to be closed o? with the new road being constructed in such close proximity. With the geometry as it is shown in the plans, is the intent that the Shell driveway is an entrance only (which seems to be the only viable way to consider keeping this driveway)? A vehicle turning right from out of there would run into the porkchop island immediately - be forced to turn onto Garden Stone. A vehicle trying to turn left onto NB Wilmot out of the driveway would conflict with the SB vehicles in the left turn lane turning onto existing Garden Stone. How close these two access points are to each other is leading to concern. This needs to be examined further by the project team

2. Sheet 28: Indicate final surface treatment of channelizing island at the intersection of Garden Stone Dr and Wilmot Rd.

3. Sheet 28: Call out placement of truncated domes in the channelizing island at the intersection of Garden Stone Dr and Wilmot Rd.

4. Sheet 28: Indicate the limits of the proposed barricade railing along Garden Stone Dr.

5. Sheet 23: A temporary channel will not be permitted this subdivision is not phased in the DP/Tentative Plat. The storm drain system must be completed as shown on the development plan.

6. Storm drain culvers will require a minimum of 3’ of cover at roadway crossings or provide concrete cap or encasement of the storm drain culvert.

7. Correct sheet number references on section callouts.

8. Provide connection details of the 18” RCP into the concrete embalmment of the Rodeo Wash and any erosion protection.

9. With the proximity of the new roadway intersection at Wilmot Rd the south driveway entrance into the Shell Station will have to be closed. Refer to Section 5.4 of the COT Access Management Guidelines.
