This site is located in the MU zone (UDC 4.7.23). A mobile home is permitted use in this zone (Table 4.8-7).

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.

2. Per UDC Table TABLE 6.3-7.A: DIMENSIONAL STANDARDS FOR THE NC, RVC, & MU ZONES, MU Zone, Res Use to Non Res Zone, the required perimeter yard is 10’-0” or ¾ (H) = Height of the proposed exterior building wall, greater of the two. Provide the heights for the proposed walls so that setback requirement can be verified. The proposed 9’-0” setback to the south property line does not meet the minimum 10’-0” setback and will require a Design Development Option (DDO). A DDO must be submitted and approved to reduce the required setback,

A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
