Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This plot plan shall include the following:
i. Shall be drawn at an engineering scale, i.e. 1” = 10’-0”.
ii. Shall include a legal description for the property.
iii. Shall in include a lot coverage calculation.
iv. Shall show the location of utility lines.
v. Shall indicate the zoning of the parcel and all adjacent parcels

2. There is a structure shown on the current aerial photos located near the southeast corner of the existing dwelling. Zoning was not able to find approved permit documents for this structure. Either provide approved permit documents or include the structure in this permit.

3. Provide a setback dimension from the proposed garage to the south property line.

4. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As dimensions were not provided from design grade to the highest point of the wall the required perimeter yard setbacks cannot be verified, but it appears that the setback to the south property is not met. A neighbors setback waiver may be required. If the setback is not met provide the following statement on the plot plan and have the owner of the property to the south of the alley sign and date.
