This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.
4.9.7.B.5 - .9.

1. This comment was not addressed. It is not clear on the plans that the southwest area of the structure is included in this permit. Based on aerial photos there has been an addition to the southwest corner of the structure. Zoning was not able to find permits for this addition. Either provide the approved permit documents with your next submittal or include this with this permit.

2. This comment was not fully addressed. It appears that the provided perimeter yard setbacks are to the roof overhang and should be provided to the wall. Also the heights provided on the elevations are not from design grade. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Parapet walls are measured to the top of parapet. As dimensions from design grade to the highest point of the exterior walls were not provided, perimeter yard setback requirements cannot be verified. It appears that the addition to the southwest corner of the structure does not meet perimeter yard setbacks to the south and west property line. A Design Development Option (DDO) may be required to reduce the required setbacks, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
