This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

Provide with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.

1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
Based on a wall height of 12’-0” the required perimeter yard setback from the proposed shade structure to the west property line is 8’-8”, proposed setback is 2’-10”. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.

2. This comment was not fully addressed. Sheet PV-2b still has a 14’-9” dimension for the post support the shade structure. Also the Shade Structure Cross Section shows the distance between posts as 9’ but the Top Section Array shows it at 11’. Per UDC Article 6.6.3.C Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. Per UDC Article 6.4.4.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof. Based on dimensions shown on sheet PV-28 the proposed structure exceeds the allowed height of a detached accessory structure.

3. This comment was not addressed. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the requirements for a Residential Plot Plan found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.
