| 01/25/2022 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T21CM09870 3419 E Flower St. – R-2 Shade Structure w/Solar (1st Review) TRANSMITTAL: January 25, 2022 COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1). This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 13’-1” the required perimeter yard setback from the proposed shade structure to the west property line is 8’-9”, proposed setback is 2’-10”. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). 2. Based on a wall height less than 13’-4” the required front street perimeter yard setback from the proposed shade structure to the south property line is 20’-0”, proposed setback is 2’-10” 3. Per UDC Article 6.6.3.B Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. 4. Per UDC Article 6.6.3.C Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. Per UDC Article 6.4.4.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof. Based on dimensions shown on sheet PV-28 the proposed structure exceeds the allowed height of a detached accessory structure. Addition comments: 5. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the requirements for a Residential Plot Plan found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 6. Provide a dimension from the center line of Flower Street to the street side of curb and from the street side of curb to the south property line. Applicable dimensions can be found on paving plan I-653 sheet 9 found at: https://www.tucsonaz.gov/apps/maps-and-records/construction-plans/details/I-653. For the proposed detached accessory structure with solar to be approved as shown on the submitted plans a Board of Adjustment for Variance will need to be applied for and approved. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
