This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. Each duplex building requires a separate permit, R319. GENERAL COMMENTS: 1. The gray water Ordinance #10579/11089 was revised to eliminate a gray drain line from various fixtures which potentially depleted black drain flow. Consider removal of the gray drain line throughout the building. 2. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Property with 200 to 400 SF of available distribution area requires piping for one gray water fixture, and a property with over 400 SF requires complete compliance. Notate "Gray water provision not required only when property has less than 200 SF available for gray water distribution." 3. Show compliance with the Electric Vehicle Supply Equipment Ordinance adopted by the City of Tucson Ordinance #11844 on 6/22/2021. Include a 40 ampere 240 volt dedicated branch circuit with a NEMA 14-50R receptacle for charging an electric vehicle at a proposed parking space. SECTIONS - DETAILS: 1. Individual dwelling units in duplexes must be separated by 1-hour fire-resistance rated assemblies from floor to bottom of roof sheathing, R302.3. Update both the Braced Wall type 3 on A4 and keynote #10/A5 showing 5/8" Type 'X' rather than ½". Also, extend the fire rating materials to the roof sheathing at the top section on sheet A5. 2. A vented attic space requires a calculation for showing the attic ventilation opening size using 1 to 150 of attic area in compliance with R806.2. Show the calculation and notate the vent opening types, sizes and locations. MECHANICAL PLANS: 1. Provide notation for (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Notate the system and appropriate flow rate setting on sheet A7. "Each dwelling with two or three bedrooms under 1500 SF requires a 45 CFM continuous setting". INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
